What is HVAC?


   Hvac system is a system which is used to provide indoor air comfort by heating, ventilation and air conditioning. 
The main purpose of hvac system is to provide comfort and good quality filtered air.
HVAC air Filters 

  To provide good quality filtered air, HVAC system uses a different types of air filter in a air handler as per the area which is to be air supplied.In pharmaceuticals industries air filtration quality is very precisely maintained by using Pre filters, fine filters, HEPA filters and return air filters
  Pre filters size is varies depending on the company and criticalness of area. Which is ranging from 20 micron or 10 micron and both filters also used in one frame as Double filters. 
 Fine filters are used in Air handler after the pre filters. The micron size of fine filters are 5 micron or 3 micron. 
  After that Pre and fine filters hepa filter are used in air handler having filtration efficiency upto 99.99%. The micron size of Hepa filters are 0.3 micron and HEPA stands for High efficient particulate air.
  After Hepa Filters good quality filtered air is supplied to the required area and its again sucked by the air handler through the Return air Grills or risers from air supplied area. Return air filters are provided in return risers for more filtration efficiency. The micron size of return air filters is 10 micron. 

 Cleaning Of HVAC Air Filters 

   Air handler are continuously used for provide comfort and good quality air to the area's. Because of continuously use of air handler, its air filters are Choked. So it is required to be clean the air filters of air handler to maintain air handlers efficiency by some fixed schedule. The schedule of air filters are decided on the various aspects like ISO class of that area, uses of that area, criticalness of area and as per the company's working schedule. 
For example:- Some area's are used continuously for pharmaceuticals production, so it needed to be clean frequently to maintain the efficiency of air handler. So its schedule of filter cleaning frequency is fixed near about once in a week or once in a 2 weeks.

Important Note:- Hepa filters are not cleanable filters, it is directly replaced after its PAO test is failed.  The PAO test is taken once in a year for HEPA filters.

PPM Checklists for HVAC system 


   To keep air handler or air conditioning system in proper and continuously working conditions, we need to do its Preventive maintenance on a fixed scheduled basis like monthly or three monthly. 
  Below are the some important points that must be checked while doing a PPM of HVAC System. 

  • Check the motor bearing condition of air handler and do the greasing for motor bearings.
  • For air conditioning unit check the fan motor condition of Condenser and evaporator. 
  • In a Air handler check the Motor and blowers alignment.
  • Check the V-belt of of motor and blowers if applicable 
  • Check the vibration pads and canvas of air handler and air conditioning system  
  • Check the Condenser and evaporator finn's in air conditioning system and clean the finn's by compressed air or water.
  • Check the refrigerant pressure in the air conditioning and check its leakage of refrigerant through the system. 
  • Check the oil filter in a air conditioning system 
  • Check Compressor noise and vibration in air conditioning system and take corrective actions if needed.
  • Check the air filters condition and its gasket, clean it if required. 
  • Check the Chilled water and hot water coil leakages in the air handler. 
  • Check the air leakages throughout the Ducting systems and rectify it.
  • Clean the chilled and hot water strainer.
  • Check the electrical connections of HVAC system.
